The real estate practice of Stephen J. Ferrandi, Principal with NAI/KLNB, serves houses of worship in six states - Maryland, Virginia, Delaware, District of Columbia, Pennsylvania and New Jersey. NAI/KLNB is focused on representing churches and synagogues throughout the mid-Atlantic when they choose to sell or purchase worship buildings, schools, summer camps or other real property.
Stephen Ferrandi is uniquely qualified to sell churches, having studied to be a Roman Catholic priest for five years. After leaving seminary he worked for his family's construction firm, Church Restoration Services, a regional firm that specialized in renovation churches in the mid-Atlantic for more than fifty years, until the firm closed in 1996 after restoring or building more than 450 houses of worship. Ferrandi has been representing churches and synagogues with their real estate requirements since he entered the commercial real estate industry in 1997. Today, he has served more than 60 congregations with their real estate requirements.
"I always try to educate my clients prior to placing their house of worship on the market", Ferrandi explains. "Places of worship always offer unique challenges, however the biggest tends to be qualifying potential purchasers. Houses of worship are treated as commercial property; as such, most lenders require a deposit of 20% with terms typical for commercial loans. Most church buyers simply don't know what is expected of them as buyers, by lenders. I am there to hold their hand and get them to closing after we find the right property for their needs."
Ferrandi, who holds a bachelor's degree in journalism, publishes a quarterly full color magazine he's titled PraiseBuildings.com Report. This 32 page magazine is mailed to the leadership of 35,000 churches and synagogues representing every house of worship in the six state mid-Atlantic market area. This magazine is packed with articles about architecture, building and renovating a house of worship, fundraising, finance and local news of particular interest to religious leaders.
